NMC offers 2.5 FSI for affordable housing on pvt land

To promote affordable housing in orange city, Nagpur Municipal Corporation (NMC) has decided to permit 2.5 Floor Space Index (FSI) to implement Prime Minister Affordable Housing Scheme (PMAHS) on private land.
The local body will introduce new schedule in the Development Control Regulations (DCR) of the city. The proposal will be tabled before the general body in a meeting slated on November 20 at 11 am.

In the DCR of Nagpur, the NMC and Slum Rehabilitation Authority (SRA) is desirous to implement the Pradhan Mantri Awas Yojana or any scheme that is introduced by the government on land or plot of private ownership and that is in residential zone as per the DCR. The civic body will allow 2.5 FSI for such a scheme. The land or plot owner will surrender land to NMC for the implementation of PMAHS for the permission. The FSI shall be permissible for the affordable housing projects of the NMC/SRA for the economically weaker sections, lower income group and middle income group. The affordable housing project will be developed by NMC or SRA only.

Out of permissible 2.5 FSI in an affordable housing project, minimum 25 percent FSI shall have to be utilized on the housing for the EWS/LIG and not more than 75 per cent shall be utilized towards the housing for middle income group.

It may be mentioned that NMC and Nagpur Improvement Trust (NIT) have decided to construct around 50,000 houses for needy and poor people in Nagpur. Recently, State Government has given target of 25,000 houses to NIT in Nagpur.

Slum Rehabilitation Authority (SRA) is also searching land for the construction of affordable houses in the city. The introduction of new schedule in DCR will encourage builders to construct affordable houses in Nagpur. The local body conducted a survey of homeless needy people and they received application of around 75,000 persons. The Central Government is also giving financial assistance for the affordable housing to needy.
