One needs to change with new trends: Abhijit Majumdar

THE realty market has always seen upheavals when the winds did not blow in its favour. In such circumstances also, if there is transparency clubbed with quality in delivering what is being promised, then one satisfied customer brings four new customers. This is the success story of Abhijit Realtors and Infraventures Private Limited. On Tuesday afternoon, The Hitavada talked with Abhijit Majumdar, Managing Director of Abhijit Realtors and Infraventures Private Limited. Here are the excerpts from the interview.
Q) How was Abhijit Realtors and Infraventures Private Limited established?
A) After completion of my M.Tech in Structural Engineering, I worked for 6 months with Shewalkar Developers. There I learnt the nitty gritty of the business. In the year 1996, Abhijit Construction was launched. In 2004, the name of the company was rechristened to Abhijit Realtors and Infraventures Private Limited. The company till date has completed construction on an area of more than 35 lakh square feet.
Q) Which are the new projects of the company?
A) We will add another 30 lakh square feet constructed area by the end of this year. The recently launched Jayanti Nagri 6 is under construction. Our new project of Jayanti Nagri 7 will be launched during Ganesh Chaturthi. It will be a new landmark of the city. Spread on an area of 15 acres with 6 towers of 22 storied each, the scheme will have 70 per cent of open space with all world-class amenities.
Q) What is the company’s vision and mission?
A) We deliver with the personal feeling of giving. You need to change with the new trend to exist in the market. We work with the mission ‘deliver best with minimum cost’.
Q) What is the present realty market scenario?
A) It is the best time for realty market as investors are out. Only those who want their dream home are coming out to buy. It is a good sign for the realty market. Now, one can get his dream home in his budget. We are offering flats from Rs 40 lakh to Rs 80 lakh with all amenities like summing pool, garden, club house, gym, etc., which are attracting buyers.
Q) Is the Pradhan Mantri Aawas Yojana (PMAY) benefiting buyers?
A) PMAY is beneficial where the land is provided by the Government. For private builders, the scheme is not viable as it does not come in the prescribed rates. So, for private builders PMAY is not a huge success.
Q) What are the prospectus in purchasing a residential unit in ‘New Nagpur’ (Manish Nagar, Besa, Beltarodi, etc)?
A) In the coming couple of years, ‘New Nagpur’ will be the most preferred residential destination, even better than any posh areas like Ramdaspeth, etc. The reason is more emphasis is given on development of the area with infrastructures like roads, flyovers, etc., by Nitin Gadkari, Union Minister for Road Transport, Highways and Shipping and Devendra Fadnavis, Chief Minister of Maharashtra. It will increase the connectivity. Even the amenities which are not available in the areas like Ramdaspeth, Dhantoli, etc., people will get in New Nagpur.
Hence, it will be the preferred destination. It will certainly change the attitude of the people as remote area in the coming three to four years. New Nagpur will be a different place altogether.
Q) What is your USP?
A) It is commitment, timely deliverance and quality work. We are having maximum referral customers in our new schemes. Every satisfied customer brings four new customers is applicable for us. Even during the demonetisation campaign, bookings were regular for our scheme of Jayanti Nagri 6 which is a great success. It is also the entire team work. I believe in freedom of work and treat my employees as my asset. We strongly follow ‘deliver the best with minimum cost.’
Q) What is your view about RERA Act 2016?
A) The Real Estate (Regulation and Development) Act, 2016 is an Act of the Parliament which seeks to protect home buyers. It will give boost to real estate market.
Things will improve with the Act. Customers will get their possession on time. Unwanted players and middlemen will be removed in large numbers from the realty market.
Q) What about your new venture Radio Orange?
A) It is getting an overwhelming response which we have never thought before the launch. By this year end, we will be launching it in Nagpur. We are planning expansion with 25 stations in central India by 2020.
