‘Builders should satisfy customers’

BUILDERS need to bridge the gap between delivery and customer expectations. “Awareness among home buyers has increased manifold and giving them hassle-free service should be the prime objective,” said Shrikant Yeole, Director of Sudarshan Builders in an exclusive interview with The Hitavada on Thursday. Home ownership had always been a priority among the masses and they wanted quality construction at affordable cost. Builders should chart a new course and satisfy customers in every aspect. This would infuse trust, confidence and help build a good relationship between the builders and home buyers. Yeole started his business in 2003 and since then there had been a sea change in the requirements of home buyers. Lifestyles of the people had changed and accordingly, new trends had set in as the exterior designs of buildings had become geometric and abstract compared to classical and traditional looks. Similarly, the home buyers were demanding more in the interiors in conformity with modern trends like modular kitchens, false ceilings, quality electrical and bathroom fittings. Some home buyers also wanted a host of amenities for comfortable living like generator back-up in lifts and common areas, landscaped garden, security, recreation areas, ample parking arrangements, etc. “In order to stay in competition, builders have to provide these features and fulfil requirements of home buyers,” he said.
Another new trend among home buyers was that they were opting for ready possession dwelling units rather than underconstruction units. Home buyers’ preferences had changed and they also looked for basic infrastructures like roads, water and sewage lines, schools, colleges, hospitals, markets, transport services, etc., before choosing their dream destination. Over the years, homebuyers had matured and wanted timely possession, quality construction and peace of mind while dealing with builders. Keeping these things in mind, builders would have to deliver and keep the customers satisfied.
“The success of builders lies in giving all these things and more to gain trust of home buyers,” he pointed out.
Yeole said that the Government had introduced new reforms in the interest of home buyers like RERA Act and Benami Act which was good for the real estate sector. Sudarshan Builders has constructed more than 30 projects till date, mostly in Manish Nagar.
They also have two ready possession projects. On Gudi Padwa, the company will be launching two projects -- Balaji and Laxmi Narayan on Wardha Road.
