Nani’s Buildcon launches new concepts

After an interval of some months, the real estate market is looking up and Nani’s Buildcon is leaving no stone unturned to pass on the benefit to home buyers. On a pilot project, Nani’s Buildcon has introduced light steel frame building concept at its Jharna Jungle Lodge, Tadoba, Navegaon Gate. It is the first project to incorporate the new concept in Vidarbha.

“The concept has been used in the Phase-I of the project that eliminates the brick work in internal walls. It will reduce the cost of construction by Rs 150 to Rs 200 per square feet and save considerable time,” said Yashwant Khodke, Managing Director of Nani’s Buildcon Private Limited while talking in an exclusive interview with The Hitavada.

The new concept will also be used in upcoming projects of the company. It will benefit the customers with lower cost of construction, reduce weight on building and help to drastically cut time to complete project. The light steel frame building concept consists of doing away with brick walls and replacing it with metal stands, sheets and insulation on both sides of the internal walls. The concept is used in 90 per cent homes in US.

Similarly, in order to benefit the consumers and give boost to real estate sector, there are several measures which can be brought in by the Government. It has done a fine job by lowering the lending rates. But much more can be done like reducing the Stamp Duty, VAT and Service Tax to 5.5 per cent from the prevailing 13 per cent. It should also relax TDR and FSI norms. “If such measures are taken, it will give a impetus to the real estate sector and the sector can boom like anything,” he suggested.

Another initiative, the Real Estate (Regulation and Development) Act, 2016 would increase the costs on builders as they would have to use their own funds to construct new projects. On Pradhan Mantri Awas Yojana (PMAY) and affordable housing, he said that the concept is to provide high end specifications using less area in dwelling units.

He has 19 years of experience tucked under his belt working in Middle East and US. The experience gained in foreign countries has immensely come handy in introducing best practices in service and brining in latest techniques in construction. Khodke said, “Nani’s Buildcon is taking various initiatives to bring down the cost of construction and pass on the benefit to customers.”
It has completed 20 projects within a short span of seven years. “Customers can rest assured that their hard earned money is in safe hands and live hassle-free life,” he added.

On Gudi Padwa, Nani’s Buildcon is starting its new project Vedant Marigold at Sneh Nagar, Wardha Road.
