Sanction for elevation of building must be made mandatory like Dubai: Mobin

NAGPUR is witnessing lots of infrastructure projects and new development work. People from big metros, too, are entering the city market, creating a tough competition for the existing players. Same is the case with the real estate sector, said architect Syed Mobin, a known name in the business for last one decade.Syed, having the credit of completing more then 100 successful projects in Nagpur as well as other cities, was talking to The Hitavada in an interview. “Authorities like NMC, NMRDA must make sanction of elevation mandatory like Dubai. It will filter creative ideas and we can get lot of good aesthetic buildings in our city,” he said.


Mobin opined that with the relaxation in metro corridors, lot of projects including sky scraper can be seen in the near future in city. According to Syed the future of the real estate business is in Pradhan Mantri Aawas Yojna (PMAY). “Those developers offering lower budget flats or houses will sustain,” he said. Mobin noted that luxurious projects within city limits had specific demand. “A section of people is now shifting from independent bungalows to premium locality apartment and preferring penthouse or condominiums. People are now more aware of amenities and they demand it,” he added.


A winner of ICI Ultratech Award 2017 for one of his projects in Vidarbha region, Mobin further said, “Apartments must be planned in rectangle grid so that it will save lot of construction cost, plumbing, electricity and painting cost.”
He also suggested having orientation shower, basin and commodes on one wall. “It can save lot of expenditure on CPVC and plumbing fittings. Similarly, common walls save lot of electric expenditure also,” he reasoned.For having iconic look of the building without heavy expenditure, Mobin said, “Play smartly with innovative material like paints, texture coating, dry cladding. Simple groves in plaster also could make a difference. We can add a creative touch to it. A wide range of innovate material is available, which can be used in unique, creative way.”Elaborating further, architect Mobin said, “A simple lantern used in balcony or porch of the house not only adds beauty but also functions like a costly overhead lamp.”
